Seller’s Guide

If you’re in a rush to sell your home, whether due to a pending job relocation or a new property you want to buy, these tips will help you attract potential buyers and close the deal quickly.

Considerations Before You Sell:

  1. Find the Right Real Estate Agent
    • Hire a local real estate agent with a proven track record. Consider their sales history and market knowledge. Your agent will make sure the photos put your house look its best. Experience and the Realtor’s® connections can really count. For many, the peace of mind provided by an agent is invaluable.
    • Be prepared to pay a commission between 5% and 6% of the selling price. This is split between your agent and the buyer’s agent.
  2. Price It to Sell
    • Research comparable homes (comps) in your area. My site has a quick home value calculator, but nothing takes the place of your Realtor® applying his or her knowledge of the area and current conditions. Your Realtor® can make sure you price to sell at the speed you want without leaving money on the table.
    • Be open to adjusting the price based on market response. Again, your Realtor® can help you decide if this is needed.
  3. Clean, Declutter, and Depersonalize
    • Thoroughly clean your home, including external cleaning services if necessary.
    • Remove clutter and personal items to help buyers envision themselves in the space.
    • Consider hiring a stager for a faster and more lucrative sale. Your Realtor® can provide someone to professionally stage your home.
  4. Boost Your Curb Appeal
    • Make minor exterior repairs and maintenance. Your Realtor® can offer advice on what will have the most impact.
    • Improve the pathway from the curb to your porch.
    • Enhance the surroundings with landscaping, a clean mailbox, and a welcoming entrance.
  5. Take Care of Quick Repairs
    • Address easy fixes like loose tiles, hinges, and clogged drawers.
    • Repair leaky faucets and ensure all plumbing systems work.
    • Consider updating fixtures, appliances, and giving the interior a fresh coat of neutral paint.
    • Do not make major improvements unless your Realtor® tells you that you can recoup that money with an increased sales price. It is sometimes better to offer a fixed amount in the sale to let the buyer make the changes themselves. They may like this as the results fits with their tastes, not yours.
  6. Sweeten the Deal
    • Offer financial incentives such as covering closing costs.
    • Be flexible on move-in schedules and inspections.
    • Consider providing a transferable home warranty for added buyer confidence.

The Bottom Line

Selling a home under tight deadlines can be stressful, but it’s manageable. Focus on creating a positive first impression for potential buyers. Utilize the expertise of professionals and make strategic financial offers. By following these steps, you increase your chances of selling your home quickly and at a favorable price.
